CMHC Standard Rental Programs (5+ Units)
❖ Loan Sizes - From 500K+ (We do loans under 2M)
❖ Property Types - Multi-Family Minimum 5 Units, Commercial Component Not to Exceed 30%
❖ Transaction Types - Purchase, Refinance, Construction
❖ Terms - 5 or 10 Years
❖ Amortization -CMHC Up to 40 years
● Purchase: up to 85% of the purchase price or lending value (whichever amount is less)
● Refinance up to 85% of the lending value.
● Purchase/Refinance with improvements: up to 85% of the ‘as is’ or ‘as improved’ lending value
● CMHC Standard Rental Housing Construction financing: up to 85% of the lending value as determined by CMHC or 100% of the cost, whichever amount is less.
General Requirements
● The borrower must demonstrate competence and experience with a property of similar size and type being financed or formally engage a property management company with experience.
● The borrower must have a minimum net worth of 25% of the loan amount requested.
